(a) The industrial district is intended primarily for manufacturing, processing, storage, wholesale and distribution operations in a manner that makes the district compatible for a variety of uses.

(b) Within land classified as industrial, the following uses, structures, buildings, and development shall be permitted:

(1) Transshipment, processing and storage of marine products;

(2) Repair services;

(3) Storage;

(4) Warehouses;

(5) Cold storage;

(6) Ice and bait services;

(7) Employee housing and meal service;

(8) Fuel storage and dispensing;

(9) Telecommunication and radio towers and facilities;

(10) Airports and terminal facilities, including navigational aids;

(11) Wind generation facilities;

(12) Hotels and motels;

(13) Restaurants and bars;

(14) Landfills, sewer treatment facilities and water treatment facilities;

(15) Manufacturing, fabrication, processing, disassembling, and assembling;

(16) Equipment storage and maintenance facilities;

(17) Junk and wrecking yards;

(18) Mineral or natural resource development; and

(19) Public and quasi-public facilities, buildings, structures and uses.

(c) Other industrial operations similar to those listed in subsection (b) of this section will be considered permitted uses when the use or service is similar, the number and types of persons employed is similar, the number and type of vehicles attracted to the premises is similar, and the effect on adjacent properties is similar to those listed in subsections (b)(1) through (b)(19) of this section. The Zoning Administrator shall make a use determination regarding similarity.

(d) Ancillary uses not listed in subsection (b) or (c) of this section which are provided in a multi-use structure may be allowed when such use is not the primary activity associated with the facility nor does it occur on more than 25 percent of the facility’s usable area. Ancillary uses must be supportive of the primary use of the property. The Zoning Administrator shall make a determination regarding ancillary uses. [Code 1979 § 15.02.060.]
