(a) More than one structure may be allowed on a lot; provided, that all requirements are met for each such structure.

(b) Every structure shall be on a lot that has access to a public or private street.

(c) All structures shall be located and set back from property boundaries so as to provide safe and convenient access and use for public services, fire protection and utility connections.

(d) The Zoning Administrator shall make a determination regarding off-street parking requirements for each lot and use, which determination shall take into consideration the occupancy, the use, the square footage of the lot, the width of the adjacent roadway, and other factors the Zoning Administrator deems relevant.

(e) Maximum building and structure heights in each district are as follows:

(1) Residential: 35 feet measured to the highest peak of the structure’s roof from a point calculated as follows:

(i) Measure the highest adjoining ground surface within a five-foot horizontal distance from the exterior walls of the structure;

(ii) Measure the lowest adjoining ground surface within a five-foot horizontal distance from the exterior walls of the structure;

(iii) Determine the difference between subsections (e)(1)(i) and (e)(1)(ii) of this section;

(iv) If the difference calculated in subsection (e)(1)(iii) of this section is more than 10 feet, measure from a point 10 feet above the point identified in subsection (e)(1)(ii) of this section; or

(v) If the difference calculated in subsection (e)(1)(iii) of this section is less than 10 feet, measure from the point identified in subsection (e)(1)(i) of this section.

(2) All other districts: no restrictions.

(3) The height limits set forth in this section shall not apply to tanks, church spires, chimneys, flagpoles, radio and television towers, cell phone towers, masts, aerials, antennas, and transmission towers. [Code 1979 § 15.02.080.]
