(a) A property owner or person with an interest in real property must obtain the approval of the fire marshal, if applicable, prior to using or occupying improvements constructed or repaired after the date of adoption of the ordinance codified in this article.

(b) The City hereby adopts the following as its building code:

(1) For building standards, the standards set out in the version of the International Building Code adopted by the State of Alaska, Department of Public Safety under AS 18.70.080, including provisions of that code applicable to buildings used for residential purposes containing fewer than four dwelling units, notwithstanding the exclusion of those buildings from the State of Alaska, Department of Public Safety’s jurisdiction under AS 18.70.080(a)(2), and the regulations promulgated by the Alaska Department of Public Safety thereunder;

(2) For mechanical standards, the standards set out in the version of the International Mechanical Code adopted by the State of Alaska, Department of Public Safety under AS 18.70.080, including the provisions of that code applicable to buildings used for residential purposes containing fewer than four dwelling units, notwithstanding the exclusion of those buildings from the Department of Public Safety’s jurisdiction made by AS 18.70.080(a)(2), and the regulations promulgated by the Alaska Department of Public Safety thereunder;

(3) For plumbing standards, the minimum plumbing code adopted for the State of Alaska under AS 18.60.705 and the regulations promulgated by the Alaska Department of Labor and Workforce Development thereunder; and

(4) For electrical standards, the minimum electrical standards prescribed by AS 18.60.580 and the regulations promulgated by the Alaska Department of Labor and Workforce Development thereunder.

(c) All amendments to the codes and standards adopted by the State of Alaska described above in subsection (b) of this section shall be effective for new construction or repairs to existing improvements made within the boundaries of the City at the same time and in the same manner as such changes are made effective by the State of Alaska, without the need for further action or notice by the City.
