(a) The applicant shall submit an original and four copies of the final plat. The original shall be reproducible, drawn on Mylar or equivalent (at least three mils thick) and be of good drafting, in India ink with legible lettering.

(b) The final plat shall be of the same size and scale and include all of the information required for a preliminary plat in CCO 18.20.140. In addition, the final plat shall show the following:

(1) The boundaries of the plat showing clearly all stakes, monuments and other evidence found and used to determine the boundaries of the tract;

(2) If existing, the corner of adjoining subdivisions or portions thereof shall be identified and ties shown;

(3) Bearings and distances to the nearest established street lines, section lines or official monuments which are necessary to accurately describe the location of the plat. All monuments found shall be indicated and properly referenced. If the points were reset by ties, that fact shall be recorded;

(4) The width, bearing and other necessary data to delineate all easements to which lots are subject. If the easement is not definitely located of record, a statement referring to the easement shall appear on the title sheet;

(5) The exact boundaries of all areas to be dedicated or reserved for public use. The purpose of the dedication or reservation shall be set forth on the plat. Rights-of-way not dedicated to the public must be clearly marked as not dedicated on the face of the plat;

(6) A plat certificate showing all persons holding any legal or equitable interest in the land being subdivided prepared by a title insurance company authorized to do business in Alaska; and

(7) Signature lines for each person identified in subsection (b)(6) of this section.

(c) The final plat shall bear the following certificate, signed and sealed by the land surveyor who prepared the final plat:

I, ______________, certify that I am a registered land surveyor in the State of Alaska, that this plat is a true and correct representation of lands surveyed by me or under my direct supervision, that the distances and bearings are shown correctly, and that all monuments are set in place and noted upon the plat as presented.

(d) If a dedication of land to the public is proposed in the plat, the final plat shall bear the following statement of ownership and dedication:

CERTIFICATE OF OWNERSHIP AND DEDICATION

I/We hereby certify that I am/we are the owner(s) of the property shown and described hereon and that I/we hereby adopt this plat of subdivision with my/our free consent, and dedicate all streets, alleys, walks, parks and other open spaces to public or private use as noted.

The certificate shall be signed by all persons holding any legal or equitable interest in the land being dedicated.

(e) Each final plat shall include a certificate of approval to be signed by the Zoning Administrator after approval by the Planning and Zoning Commission. [Ord. 13-07 § 2(b), 2013. Code 1979 § 16.03.020.]
