Dedication” means the devotion of land to a public use by the owner manifesting intent that it shall be accepted and used presently or in the future for such public purpose. The dedication of streets, alleys, sidewalks, or public open space shall convey a fee interest in the area dedicated to the City. The dedication of all other public rights-of-way shall be deemed to create an easement in gross to perform the indicated function in the area designated.

Easement” means a right granted to use certain land for specific purposes.

Frontage” means the length of property abutting one side of a street or place measured along the dividing line between the property and the street or place.

Lot” means a parcel intended for one particular principal use or structure.

Lot depth” means the mean horizontal distance between the front and rear lot lines, measured in the general direction of its side lines.

Lot width” means the mean horizontal distance between the side lot lines.

Parcel” means a portion of a larger tract of land.

Person” means an individual, corporation, partnership, unincorporated association, or government agency.

Public hearing” means the process described in CCO 18.10.070.

Public improvements” include but are not limited to roads, sewer lines, water lines, telephone lines, electric lines, sidewalks, and other improvements owned and/or operated by the City which are necessary or desirable to provide access and public services to land.

Right-of-way” means a strip of land occupied or intended to be occupied by a street, road, walkway, utilities, gas or oil pipeline, water line, sewer line, electric line, telephone line, or for any other public purpose.

Schedule of fees and penalties” means the schedule of fees and penalties adopted under CCO 18.05.060, as the same may be amended from time to time.

Subdivision” means the division or redivision of a tract or parcel of land into two or more lots, with or without the dedication of right-of-way or easements, for the purpose, whether immediate or in the future, of sale, lease or building development; and, when appropriate to the context, the process of subdividing or the land subdivided.

Tract” means an area of land that has been delineated and the boundaries of which are of record but which has not been designated by lot and block number.

Zoning Administrator” shall have the meaning set forth in Chapter 18.05 CCO. [Code 1979 § 16.01.010.]
