(a) There shall be maintained in the office of the Zoning Administrator, the zoning map showing the classifications of all land on St. Paul Island for use according to this chapter and Chapters 18.25 and 18.30 CCO. The zoning map shall be available to the public for inspection. The zoning map is hereby adopted by reference and incorporated into this Code of Ordinances.

(b) When the City Council changes the zoning map as provided procedurally in CCO 18.30.020, the Zoning Administrator shall be responsible for amending the zoning map to indicate changes and the date of each change.

(c) Zone boundaries on the zoning map are governed by the following provisions:

(1) Boundaries indicated as approximately following the center line or the right-of-way lines of streets, alleys, or public ways shall be construed to follow such lines;

(2) Boundaries indicated as approximately following platted lot lines, City limits or extraterritorial boundary lines shall be construed as following such lot lines;

(3) Boundaries indicated as following shorelines shall be construed to follow such shorelines, and in the event of change in the shoreline shall be construed as following such existing shoreline;

(4) Boundaries indicated as parallel to or extension of features indicated in subsection (c)(1), (c)(2) or (c)(3) of this section shall be so construed;

(5) Distances not specifically indicated and boundaries of districts within unsubdivided property shall be determined by the scale of the zoning map; and

(6) Where any street or alley is hereafter officially vacated or abandoned, the regulations applicable to each parcel of abutting property shall apply to that portion of such street or alley added thereto by virtue of such vacation or abandonment.

(d) Any uncertainty remaining after application of the rules of construction set forth in subsection (c) of this section shall be interpreted by the Zoning Administrator, which interpretation may be appealed as set forth in CCO 18.10.080.

(e) In the event that the zoning map becomes damaged, destroyed, lost, or difficult to interpret due to the nature or the number of changes and additions, the Council, upon recommendation of the Commission, may adopt a new zoning map. The new zoning map may correct drafting or other errors or omissions in the prior map, but no such correction shall have the effect of amending the prior zoning map or any subsequent amendment thereof unless so specified by the Council. All prior versions of the zoning map, and any significant parts thereof shall be preserved, together with all available records pertaining to its adoption or amendment. [Code 1979 § 15.01.050.]
